Signal Leads, operating as DealSignal ("we," "us," "our"), provides commercial real estate deal alert monitoring services. The Service continuously monitors publicly available data sources — including county assessor records, ArcGIS property databases, municipal permit databases, Secretary of State entity filings, and ownership transfer records — and delivers automated email and SMS alerts to subscribers when relevant changes are detected in their configured markets ("the Service"). All data is derived exclusively from publicly available government sources.
The Service is intended for commercial real estate professionals, investors, brokers, and analysts. By subscribing, you represent that you will use the Service and any data it provides for lawful business purposes only.
New subscribers receive a 14-day free trial. No credit card is required to start the trial. After 14 days, your account will roll into a paid monthly subscription at the rate of your selected plan. You may cancel at any time before the trial ends and will not be charged.
Pro subscribers receive real-time email and SMS alerts. Starter subscribers receive daily digest emails. We make commercially reasonable efforts to deliver alerts promptly, but we do not guarantee delivery timing or the uptime of third-party data sources. Alert availability depends on the timeliness and accuracy of underlying public records, including county assessor updates, permit filings, and ArcGIS data refreshes.

We do not access private, gated, or proprietary databases. We do not engage in skip tracing, contact enrichment, or any form of personal data harvesting.

DealSignal provides monitoring and alert services on an "as-is" basis. While we strive for accuracy, public records may contain errors, delays, or omissions outside our control. We are not liable for decisions made based on our alerts or data. Our total liability is limited to the fees paid in the most recent billing period.
We reserve the right to terminate your access if you violate these terms. You may cancel your subscription at any time by contacting us at hello@signalleads.co.
We may update these terms from time to time. Continued use of the Service after changes constitutes acceptance of the updated terms.
